Five Steps to Faster Turn Times
The appraisal profession is evolving constantly. Regularly, it seems, appraisers are asked to offer extra information or have steps added to their appraisal process. All of this is to ensure the end user receives the best analysis possible. To stay current with the always changing requirements, Karen Castaneda Appraisals is always seeking additional tools and tweaking processes to increase efficiency so we can do more work for our customers. At Karen Castaneda Appraisals we know that time is important to everybody, so below are a handful of things you can do to lower turn times when you order an appraisal from Karen Castaneda Appraisals:
- Always order your appraisals on the Internet. By ordering online, you automatically receive e-mail notifications that the order was received, and fast, secure .PDF format report delivery. This tip alone will save the most time! We don't have to retype information from a fax, and you don't have to wonder whether the order was received.
- Complete and accurate subject property data is key. Having just one number incorrect on the street address can really add unnecessary time to an appraisal assignment. Unique identifiers like a tax parcel number, plat map number, or subdivision name are great data to pass along with the request. We even welcome lists of recent sales in the area — however, remember that professional appraisers must always do their own due diligence on comparable sales, and ours may be different from yours.

- Are you letting us know up front any details of the property that might make it distinct? It's relatively easy to appraise a cookie-cutter home. Most of an appraiser's time is spent analyzing how characteristics unique to a property add to or detract from what otherwise would be a property's market value. When ordering your report, let us know if there are unique details of the home or surrounding area -- for example, it's recently had an addition constructed, it's subject to zoning restrictions, and it's predisposed to flooding. While these are things that we'll find out on our own, knowing them early on will likely make your report arrive faster.
- Let the homeowner know what to expect. Confirming an inspection time and date with the homeowner can be one of the most inefficient steps in the appraisal process. We understand that a homeowner may be uncomfortable with an outsider inspecting every corner of their home, taking pictures, and making lots of notes. A common belief is that they must make the place spotless before the appraiser comes by, having the thought that will make the house appraise for more money and will reschedule the appointment until the house is cleaned.
Coming directly from you -- a trusted party with whom they are already working -- a little information about the appraisal process, who we are, and especially that dusting and polishing won't make a significant difference in their home's value, will help move the process along for everyone.
